As an evergreen fund, Bluebonnet Affordable Housing removes the pressure of arbitrary exit deadlines and provides investors a place to pursue long-term growth under the auspices of a team of experienced industry professionals. It also allows investors to face fewer costs from repeated reinvestment of the same dollars, to receive a steady yield generated by hard assets, and to retain the flexibility to cash out or expand their investment as desired.
Meanwhile, the management team can focus on making smart moves, instead of fundraising.
Our Strategy
We focus on manufactured housing properties–also referred to as mobile home parks–in secondary and tertiary markets in Texas and along the Gulf Coast. These properties make for sound investments due to their high demand by consumers, low cost per unit, lower turnover than other multi-family properties, and relatively low risk.
We are selective in our acquisitions, targeting small to midsize parks with owner-occupied homes, pre-existing municipal utilities, under market rental prices, and room for expansion.

Co-founder and Managing DirectorBryant is co-founder and Managing Director of Bluebonnet Affordable Housing. He has an established track record of operating over ten Mobile Home and RV Properties throughout Texas and Mississippi representing over $80 million in assets. He acquires properties that are mismanaged or ripe for improvement or expansion. His team has successfully turned around and improved each acquired community. The key to this management strategy is managing the turnaround effort in-house as well as managing properties in-house once stabilized. His communities average 95% occupancy once stabilized. Bryant has vast experience implementing new management teams, rebranding, and redeveloping Mobile Home and RV Communities. He has an undergraduate degree from University of Texas at Austin, earned his JD from South Texas School of Law, and is a licensed attorney in the state of Texas.

Co-founder and Principal
Billy is co-founder and Principal of Bluebonnet Affordable Housing. Billy also serves as President of Wareing & Company, a Houston-based family office, and is President & CEO of American Pre-Stress Concrete, a manufacturing company providing transportation infrastructure to Texas and the Gulf Coast. Prior to his role at Bluebonnet, Billy worked as Managing Partner of TrinRock Capital, a private equity firm he co-founded. Billy also served 12 years as a Captain in the United States Army Reserves for the 1st Brigade, 75th Division based at Ellington Field, TX. Billy graduated from The University of Texas at Austin with a B.A. in American Studies and earned his MBA from Columbia Business School. He graduated from the US Army Officer Candidate School in Fort Benning, Georgia and the US Army Intelligence Center in Fort Huachuca, Arizona. Bluebonnet Affordable Housing Management Team.

Co-Founder and Managing Director
Bryan is co-founder and Managing Director of Bluebonnet Affordable Housing. He has served as a senior business leader in various industries throughout his career primarily in early-stage or high-growth companies backed by a financial sponsor. He has either led or advised his client companies in transactions representing over $200 million in aggregate debt and equity financings or acquisition value in industries including biotech, digital infrastructure, equipment rental, hospitality, real estate and software. Bryan holds an M.B.A. from the Jesse H. Jones Graduate School of Business at Rice University after graduating summa cum laude with a B.S from Oklahoma Christian University.
